A lot of the houses are old enough that the original wood is past saving. Refinishing stops being worth what it costs, and people go to rigid core LVP instead: cheaper than hardwood, waterproof, and it takes a family without showing it. The install is where an older house changes the equation from simple to a little more involved. Pull up the old carpet or vinyl and you tend to find a subfloor that has been patched, cut into for plumbing, or gone soft against a wall. Floors warp as well, so there are dips to fill and humps to bring down before anything new goes over the top.

Sometimes that means a new subfloor laid over the old one. Sometimes it means taking an old finished floor off completely and working out what caused the humps in the first place, because filling over a floor that is still moving only buys you a year. Where we can get at the joists we screw and glue the subfloor down, which kills most squeaks before they start.

LVP, laminate and tile, plus the trim, thresholds and transitions that make it look finished, and the same flooring work we do anywhere else. We buy flooring overstock by the pallet when it comes up and pass that on, and we order direct when a job wants something specific.
